SVE Custom Home Plots for sale & Pricing

I am Craig Norman, owner, designer, builder and developer of the Stadium View Estates (SVE) Master Planned Community located in the Prampram township of Ghana, West Africa. Let me start by saying Thanks to you for showing an interest in our groundbreaking Master Planned community project. Our concept of a Master Planned Community is a community designed focusing on the needs of its residents. This concept is relatively new to Ghana but can prove to be very effective for diasporians returning to Ghana after years of life abroad. Currently the residential portion of the project consists of approximately (16) individual "Custom Home" plots (7,000 square feet in size). More importantly, we have reduced the price of our Custom Home plots from ($15,000) to $12,500 (or Ghana Cede Equivalent). The S.V.E. procedure for purchasing one of our "Custom Home" plots is very simple. The buyer; selects an available plot and pays the ($5,000) deposit. This secures the selected plot in the buyers name and removes it from our sales list. We then begin the Indenture process which registers the plot in the buyers name at Ghana's Land Commission once full payment is received. Once full payment is received, the "New Owner" can start the design and build out of their “DREAM Home". If desired, our construction team at "C.A.Norman Limited" can perform all design and construction services. Also the new owner may choose to use, or select, his own architect and/or builder if so desired.

Also within the residential portion of the project are the pre-designed luxury “Executive Homes “. These homes range in size from 2,000 to 5,000 square feet. The number of bedrooms range from 2 to 5 br’s. The number of baths range from 2 to 4 depending on the model. The Executive Homes feature 4 models to pick from. Due to increasing Labor and Material Cost, final pricing for (2025) will be tied to the market price of labor and materials at time of construction. However, SVE Executive Homes will remain an affordable alternative to upscale homes in Accra. 5br, 3 ba, (approx.) 4,800sq.ft.
