I am Craig Norman, designer, builder and developer of the Stadium View Estates (SVE) Master Planned Community located in the Prampram township of Ghana, West Africa. Prampram is located approximately 20 miles from Ghana's capital city, Accra. As a suburb of Accra, it does not have the traffic jams, or hustle and bustle of Urban life. However, what it does have is a cooler environment plus close proximate to the beach. actually The S.V.E. project is less than five miles from the beach and various beach resorts. The Prampram area is fastly becoming the preferred environment for expats desiring to return to Ghana's welcoming arms of the "Motherland". Buying land in the S.V.E. project is the affordable way to return to the mother land, build your dream home, and immerse yourself in the welcoming African culture you have heard so much about. S.V.E. PROJECT: Currently the S.V.E. project consists of approximately (22) individual "Custom Home" plots (7,000 square feet in size). If desired plots can also be joined together and sold as acreage. S.V.E. PLOT PRICE: Due to the challenging economic times all over the world, we have lowered our price per plot from $15,000 to $10,500. This price will go into effect on January 1, (2026). PURCHASING A PLOT: Purchasing a plot in the S.V.E. community is very simple. It starts with the buyer selecting a plot within the S.V.E. subdivision and paying a ($5,000) deposit. This secures the plot within our system for (90) days. (This deposit is applied to the purchase price when the balance is paid). The INDENTURE PROCESS: After the total balance has been paid, the indenture process begins. The indenture process is the undertaking whereby the land is officially registered in the buyer's name at "Ghana's Land Commission". C.A.Norman Limited will handle this "Indenture process" on behalf of the buyer from beginning to end. When complete the plot will be registered in the buyer's name at the "Ghana Land Commission". (This service is completed at no additional cost to the buyer.) The BUILDING PROCESS: At this point the "New Owner" can start the design and build-out of their “DREAM Home" or, one of our "Executive Home Models". If desired, our construction team can perform all design and construction services. However, the new owner has the right to choose his/her own "Architect" and/or "Builder".
